Block paving, resin, tarmac or gravel: which driveway actually lasts

Block paving thirty years, tarmac and resin twenty, gravel five to ten. But the material is not what fails. The sub-base, the levels and the drainage are, and they show up in two to three years.

I have had two driveways done in the last three years. Block paving, one hundred square metres, fifteen thousand pounds. Resin, roughly the same size, ten thousand. I hired a driveway tradesman for both and did none of it myself, and I would choose the same again for both houses.

So here is the answer to the question everyone asks, and then why it is the wrong one to spend time on.

Which material, if you want a straight answer

That is a rule of thumb about how the drive sits against the building rather than anything technical. Both come in enough colours and styles that it is a personal choice in the end, and plenty of people go the other way quite happily.

Two other things worth weighing. Keep roughly to the style of your street unless you have decided you want to stand out, because a drive that fights everything around it is the one thing on this list you cannot undo cheaply. And in cities, block paving and, more recently, resin are what you actually see. Tarmac and gravel turn up mostly on older cottage properties.

It cracks, it comes in black and nothing else, and it reads as industrial rather than as part of a house.

Here is what three years and two driveways taught me: there is not much that goes wrong with the type of driveway.

What goes wrong is the installation. The foundation, the levels, the drainage, the levelling. And those are the things you do not see immediately. You get them in time.

That is the whole reason the material comparison you have been reading is the wrong argument. You can buy the most expensive surface on the list, put it on a bad base, and watch it fail while your neighbour's cheaper drive sits there for thirty years.

What a proper job looks like underneath

You should be excavating around 250 to 350 millimetres below the finished surface, and the layers should go in like this.

Ground, then geotextile. Then 150 to 225 millimetres of Type 1. Then 30 to 50 millimetres of bedding sand. Then the blocks themselves, 50 to 80 millimetres.

Worth knowing because that sub-base is the part with the longest life of anything on your drive. Done properly, MOT Type 1 lasts 30 to 50 years or more, which is longer than any surface you could put on top of it.

How to tell, while the work is happening

You do not need to be a groundworker to check this, and you should look, because once the surface goes on you cannot.

Is there enough excavation? Is the ground firm? Are there sudden dips or holes left in it?

One more thing to watch for. If you are replacing an existing drive, a proper firm removes all of it and redoes the excavation and the layers. Laying a new surface on top of an old one is not the same job, whatever it costs.

What fails, and how long it takes to show

A poor or too-thin sub-base and poor drainage are usually visible within the first two to three years. That is the window to watch, and it is also why a warranty matters, which I will come back to.

Sinking and cracking are their own category. They are almost always either the job not being done right or a genuine problem with the ground underneath, rather than anything to do with what is on the surface.

Weeds and sand washing out of the joints are a different thing entirely, and they are much more common on block paving and gravel than on resin or tarmac, for the obvious reason: those two have gaps and the other two do not.

There is a specific trap in that. Jet washing a block-paved drive loosens the sand in the joints, which is what lets blocks shift later. If you jet wash block paving, resand it afterwards. Most people do the first half and not the second.

Gravel has fewer options when it goes wrong. There is not much to do other than redo it and change the membrane underneath.

How long each one actually lasts

Block paving comfortably makes thirty years if it was done right. Tarmac about twenty. Resin about twenty. Gravel five to ten.

Put that next to the prices and the picture changes. For a hundred square metres you are looking at somewhere around fifteen thousand for block paving, twelve for resin, ten for tarmac and eight for gravel, before you add borders, more than one colour, a pattern or a logo, or lighting, any of which push it up.

Cheapest per year is not the same as cheapest to buy, and gravel is the clearest example of that on the list.

Gravel, and the pallet

Gravel deserves its own paragraph, because the reasons not to use it are practical rather than financial and nobody mentions them.

It is hard to walk on. It is awkward for moving anything. I had a pallet delivered to a gravel drive once and the forklift tyres simply could not move it, so the whole thing was left at the start of the driveway. On a sloped drive it is the wrong choice. It is not kind to anyone in heels either.

The real argument for it is sound. Gravel is noisy to walk on, which people genuinely value for security. If that is why you want it, that is a reasonable answer. Just know what you are accepting alongside it.

The dropped kerb, in full

This is the part people discover late, and it has more steps than anyone expects. Here is the whole process.

You apply, and you pay. The application costs somewhere between £150 and £350 depending on your council. That fee buys you an assessment, not an outcome.

An officer comes out. Usually from the highways department. They decide whether it can be done at all, and every council has its own rules.

If it is approved, you get a letter with a specification. What width is permitted, what material, what to do and what not to do. The material has to match the existing street.

Then you choose who does it. You can use the council's own affiliated contractors, or your own. Your own contractor must hold a street works licence under the New Roads and Street Works Act, and needs a licence for the job from the council, which costs around £300. That is included if you use the council's contractors.

Use your own. The council's contractors have very busy schedules, you might wait months, and you will not know exactly when they are turning up.

The two-year rule. Your contractor is responsible for any problems with the work for two years. After that it becomes the council's responsibility.

The cost. Around £1,500 to £2,000 for a straightforward single dropped kerb. If there is any depth involved, or a verge, it goes a long way up, £5,000 and beyond.

And the piece of paper that matters later. When the work is finished the council is notified, an officer inspects it, and you receive a completion letter. Keep it somewhere safe, because if you sell the house you have to show it.

On being refused

It happens, and this is the uncomfortable part: you will not know until you have applied, paid the fee and had the officer assess it.

Some councils simply do not see the need. Some will refuse the opening width you asked for and offer a narrower one, so a request for five or six metres comes back approved at three and a half. Being too close to a highway, to street lighting or to trees can all be grounds for refusal.

Budget the application fee as money you might not get an outcome from.

Where the water goes, which is what the planning rules actually judge

There is a planning rule for front driveways, and most people get it slightly wrong, including me until I went and checked properly. It is not about the material.

In England, if you are surfacing a front garden of more than five square metres, what matters is where the rainwater ends up. A permeable or porous surface generally needs no planning permission. An impermeable one generally does, unless the water drains naturally into a lawn, a border, a rain garden or a soakaway rather than running off to the road.

The short version: more than five square metres, impermeable, water heading for the drain, and you are probably looking at a planning application.

Gravel qualifies. Properly permeable block paving qualifies. Resin-bound can qualify, and this is the bit worth asking about directly, but only if it is a genuinely permeable system and not resin laid over an impermeable base. Those two are the same product to look at once they are finished.

Other things override all of it. An Article 4 Direction, a listed building, or certain designated areas each carry their own rules whatever you are laying.

Notice what that rule is actually judging, though. Not how your driveway looks, not what it cost, not which of the four you picked. Where the water goes. Which is the same thing this whole article has been about: your driveway is decided by the parts of it nobody ever sees.

The other place drainage needs real thought is a sloped drive, or one with a retaining wall. Then you want proper drainage and pipework, and the water can be diverted out to the street.

Getting quotes worth comparing

My quotes varied by between one and four thousand pounds on the same job. Same materials, same specification. The difference was labour, and I never established why.

So the useful advice is not "get three quotes", which everybody already says. It is this: everything is usually included, if you have explained exactly what you want before they price it. Removal of the old surface, the skip, the edging, the drainage, all of it. Ask for every one of those upfront, before the quote, and get it in writing.

I front-load all my questions for that reason. By the time a price arrives, everything that matters has already been discussed and is in the quote rather than in a conversation somebody remembers differently later.

Ask whether the system they are quoting is genuinely permeable, too, if that is what is keeping you out of a planning application.

And ask for the warranty. Given that a bad sub-base shows itself in two to three years, a guarantee is not a formality.

What it does when you sell

Kerb appeal is real, and the driveway is the first thing a buyer sees. A tired drive gets noticed, and it gets discounted at the end.

What buyers do not do is inspect the material. They register whether it looks tired. The material that matters is the one you can see; the work that matters is the one you cannot.

There is a better argument than resale. You drive up to your own house every single day. You should feel good about it. That is worth something whether or not you ever sell.

When not to do it

If the drive looks good, sits firm and has no real problems, clean it and spend the money on something else. That is the right answer for a lot of houses.

Start thinking about a new one when you see a lot of weeds coming through, holes appearing, the surface bending, or water not going where it should. Those are the signs the part you cannot see has stopped doing its job, and at that point you are not buying a look. You are buying the sub-base.

Weeds and sand washing out of the joints are a separate and much less serious problem, and they affect block paving and gravel because those surfaces have gaps.

Should you jet wash a block paved driveway?

You can, but resand the joints afterwards. Jet washing loosens the sand between the blocks, and it is that sand which stops them shifting and sinking later. Most people do the washing and skip the resanding, which is how a clean driveway becomes an uneven one.
