Every number on this site comes from somewhere, and this page says where. If you think one of them is wrong, tell us. We would rather hear it from you than leave it up.

Average property prices

The average detached, semi-detached and terraced prices on our area pages come from HM Land Registry data, together with the UK House Price Index. These are official published figures, not our estimates. Where we do not hold a figure for an area, we show nothing rather than borrowing a nearby area's number.

Area figures and local notes

Everything else on an area page, including labour costs and the written local notes, is maintained by hand and is our own work rather than an external feed. Each area shows when its figures were last reviewed. An area is only published once every required figure is present and it carries enough genuine written detail to be worth reading.

Calculator figures

Every number a calculator uses, including labour rates, material costs, grants and tax bands, is a maintained estimate that we edit by hand. None of it is a live feed from a government or industry source. Results are always shown as a range rather than a single number, because real quotes vary. Treat any result as a starting point for your own research, never as a quote.

Real costs

Real costs are submitted by homeowners describing what they actually paid. They are not independently verified. We check each submission for plausibility, for promotional content and for signs it is not genuine before approving it, but we cannot check every figure against an invoice. Nothing appears publicly until it has been through that check, and submitter email addresses are never published.

Postcodes and location

Postcode lookups use postcodes.io. From a real cost submission we store only the outcode, the first half of a postcode, so that a submission cannot be traced to an individual address.
