Common questions

Where do the figures on this site come from?

Area figures and the constants behind every calculator are maintained by hand and reviewed on a schedule, not pulled from a live feed. Average property prices come from Land Registry data. Real costs come from homeowners who submit what they actually paid, and each one is checked before it appears. See Data and sources for the full picture.

Is any of this financial advice?

No. Everything here is a general estimate, not advice about your particular situation. Always get real quotes before you commit to anything.

Why do you show a range instead of one number?

Because one number would be misleading. Two builders quoting the same job honestly can land a long way apart, so a build cost given to the pound is telling you something it cannot know. Stamp duty is the exception: that one is a tax worked out from published bands rather than an estimate, so it gives you an exact figure and shows you the bands it used.

Do you save what I type into a calculator?

No. The calculation runs and your answers are discarded. Nothing is stored unless you explicitly ask us to email or save a result, and we do not build a profile from calculator use.

Can I submit what I paid?

Yes, and it is the most useful thing you can do for other people using the site. Use the submission form. Every entry is checked before it goes live, your email address is never published, and only the first half of your postcode is ever stored.
